Sleek, corporate, hidden spaces, natural light

On every project we deliver, our goal is to develop long term relationships with our clients so that we can continue to adapt and enhance their workplace as their business evolves over time.

This recently completed project for leading private equity firm Antin Infrastructure Partners is an excellent example of this. 

Having worked with members of the TDA team on previous fit out projects, Antin appointed us to help them expand their office space in their existing premises.

The brief

Antin moved into their elegant Mayfair location in 2017.

To allow for future expansion, they took on more space than they needed at the time and chose to sub-let the surplus space until they were ready to occupy it themselves.

This smart, forward-thinking move paid off as when the time came for Antin to add a new division to their business, they were able to do this easily without needing to relocate.

TDA was tasked with turning the space, which had previously been used as an art gallery, into a well-considered workplace for this new team which consisted of the following:

  • 12 x high-end open plan desks
  • 5 x 2-person offices
  • Hot office
  • Informal meeting / lounge
  • Tea point
  • Comms room
  • Copy / print point

The space needed to give the new division its own identity while remaining consistent with the timeless design of the rest of Antin’s London HQ.

 
 
Inspired by infrastructure

As a business, Antin focuses on building a solid framework that helps to ensure the success of their clients’ infrastructure investments. This was very much the inspiration for the new design scheme. Infrastructure is referenced throughout the space by clean, architectural lines, sleek glass partitions, minimalist finishes and a contemporary colour palette.

 
 
Out with the old

The project gave Antin the opportunity to enhance elements of the original space that they had previously been unable to change. This is particularly true of the old plasterboard ceilings, which were replaced with state-of-the-art acoustic ceiling panels with integrated lighting.

Subtle use of biophilic design

The project is a fantastic example of how even a minimalist approach to incorporating biophilic design elements can have a major impact. It was very important for the client that despite the corporate look and feel of the space it still worked to support staff wellbeing. Maximising natural light within the space was key to achieving this. This can often prove challenging in a ground floor space. However, having carried out a detailed study that would help us to determine the best place to situate the offices and open plan area, we were able to achieve lux levels that are in fact superior to that of the floor above. Meanwhile, other biophilic design elements such as the light oak floors and wood panelling add a subtle natural warmth and texture without compromising the contemporary aesthetic.

 
 
Unexpected features

When designing the space, we put a lot of thought into creating a perfectly harmonious environment where even the more functional aspects of the office would not detract from the sophisticated design scheme.

A great example of this is the comms room, which is cleverly concealed by a hidden door in the acoustic panelling to the back of one of the meeting rooms.

Meanwhile, a generous storage area can also be found behind another hidden door in the panelling surrounding the ultra-chic tea point. The door to the back of the tea point also gives staff from this new division a sense of autonomy by allowing them to easily access the main building’s lifts and entrance without the need to walk through the rest of the Antin office.

 
 
The result

With its elegant, architectural lines, this bright, airy space proves that sometimes less really is more when it comes to office design.
