In collaboration with TDA, Anglesea Capital aims to revitalise Chester House to attract new tenants, giving it a fresh look while improving its environmental credibility (targeting a BREEAM Excellent rating). The project is located within the Farnborough Airport BAE complex, and involves a comprehensive redesign, enhancing both the aesthetics and functionality of the building.

Anglesea Capital, which focuses on commercial real estate, owns the adjacent property and sought to reposition Chester House within its portfolio. Their objective was to make the building more profitable and appealing to tenants, ensuring it aligns with modern standards and environmental considerations.

Space
The project encompasses a new reception area, refurbished facilities throughout, and revitalised common parts. Specific areas include a CAT A fit-out on the ground floor, new mechanical installations on the upper floors, and designated areas for tenant expansion.
The double-height entrance offers a striking and light-filled welcome, creating an expansive and modern atmosphere that underscores the building's visual impact and optimal utilisation of natural light.
Enhancing Chester House’s refreshed exterior, the landscaping introduces natural elements that soften the modern facade, simultaneously contributing to the building's environmental goals.
Reflecting Anglesea Capital’s commitment to tenant satisfaction, the communal wellness space is designed not just for functionality but also for enhancing the quality of life, embodying a blend of aesthetic appeal and practicality.
These special features are pivotal in ensuring that Chester House not only embodies modern design excellence but also aligns with Anglesea Capital’s vision of creating a profitable, tenant-friendly, and environmentally conscious space.

Design
TDA’s design was inspired by the site's existing curved glass staircase. This led to the incorporation of art deco shapes, modernising the external cladding while respecting the building's original architectural style.
The redesign aims to infuse a branded aesthetic into the existing structure. Key elements include enhanced external cladding, lighting, and landscaping. The communal wellness space is a focal point, reflecting the building’s refreshed, modern identity.
The project includes a communal coffee station, reception furniture, double-height features and bespoke joinery that add unique character to the space.

Reception concept
A mix of materials such as Corian, terrazzo tiles, LVT, and light oak joinery are being used, creating a diverse yet cohesive aesthetic. These choices were pivotal in achieving the desired modern and environmentally conscious design.
The double-height reception and external landscaping are standout features. The exterior enhancements balance with softer landscaping elements, adding natural beauty and softness to the building's appearance.
State-of-the-art mechanical systems will be installed to replace outdated units, contributing to the BREEAM Excellent rating. All existing lighting will be replaced with LED fixtures, aligning with the new design scheme.

Working with multiple stakeholders, including Anglesea Capital, TDA will be able to achieve the modernisation of Chester House. The project requires a balanced budget and the need to minimise disruption to current tenants, while still achieving Anglesea's goal of a profitable and tenant-friendly building.
The project's complexity requires meticulous planning, especially in coordinating with current tenants. Challenges will be addressed through carefully phased work and open communication between all parties involved.
The completion of the Chester House project by TDA marks a significant milestone in Anglesea Capital's portfolio, showcasing a successful blend of modern design, environmental responsibility, and tenant-centric amenities.
